When do I need to submit an ACC application?

From the Declaration of Covenants for Bentley Woods:

“No building, fence, wall, outbuilding, landscaping or other structure or improvement shall be erected, altered, added onto or repaired upon any portion of the Property without the prior written consent of the ACC.,…”

That clause is pretty inclusive.

You need to submit an ACC application for paint even if you are painting with the same colors. Some colors exist in the community that were not approved by the ACC and therefore need approval before painting.

Do I need to get ACC approval if I replace a dead plant or flowers? No, but if there is any doubt, file an ACC. This is better than having to remove something later at your expense after you’ve already made an investment!

The ACC form lists many of the common items requiring approval but again, there are many more.

Also, do not look at something on another homeowner’s property as a license for you to do the same thing on your property. As was noted in the “Intent to Enforce” letter that was sent out and posted on the website, some items that may exist in Bentley Woods may not have been approved.

If possible, please send a PDF copy of your application to Towers Property Management. If you are not able to so, mailing is the next best option. Taking a picture and emailing the digital picture would be the last resort because digital pictures can appear very dark when scanned.

Please include actual paint samples or swatches with a paint application. Keep in mind that scanned paint swatches may not look the same as the original when viewed on a PC or phone. So, sending an actual physical paint sample/swatch is the best way to expedite your application.
